On ten acres outside Deer Park, the house is the easy part. Before the first footing, somebody has to find water, get a septic design approved, bring power in from the road, and build a driveway that a loaded concrete truck can climb in April mud and a plow can clear in January. Get the order wrong and you've poured a foundation where the drain field needed to go.

City Lot or County Parcel: Two Different Jobs

Inside city limits, a custom home is a familiar project: a platted lot, sewer and water at the street, and a building permit from the City of Deer Park.

A mile outside town, everything changes. Spokane County issues the permit, and nothing waits at the road: well, septic, electrical service, and often propane are all part of your project. The parcel also gets a vote on where the house sits. It's common for an owner to fall for a building site on the high corner of a property, then learn the soil there won't take a drain field, or that the best septic ground sits right where the shop was going. So before we draw anything, we locate the drain field, a well site with the required separation, and the driveway route.

Well, Septic, Power, Driveway: The Order That Saves Money

Septic first. In Spokane County, on-site sewage systems go through the Spokane Regional Health District. A designer evaluates the soil and sizes the system to the house, and bedroom count drives that sizing. The approved drain field, plus any reserve area the design sets aside, becomes a fixed point on the site plan, and the house moves around it.

Water next. A licensed well driller does the drilling, and nobody knows the depth or the yield until it's done. So we carry it as its own allowance and drill early. If it comes in slow, the plan may need a storage tank and a booster pump, which is far easier to handle before the mechanical room is framed.

Power and propane. A house set a few hundred feet off the road needs a trench, conduit, and coordination with the utility that serves your road,, on the utility's calendar, so the request goes in early. If propane will heat the house or run the range, the tank spot is settled with the trench plan so nobody digs twice.

Driveway before foundation. A driveway that will carry concrete trucks, lumber loads, and a truss delivery needs topsoil stripped, real base rock, and a crown or ditch to drain. The first delivery truck that sinks in a dirt track costs more than the gravel would have. Long rural drives can also carry fire-access requirements for width and turnarounds, so we check what applies to your parcel.

Putting the Shop in the Plan

Most acreage owners around Deer Park want a shop, and it belongs on the site plan from day one. Its location shapes the driveway loop, the power trench (a welder or compressor wants a properly sized feed), and the septic layout, since loaded trucks and equipment can't run over a drain field. We usually build the shop alongside the house so the excavator and concrete crew mobilize once.

The house itself deserves the attention the site work gets.   1. Parcel walk. Where the house, shop, drain field, and well could go, plus slope, soil, road access, and distance to power. Free, and most useful before you buy.
  2. Site plan and septic design. Soil evaluation and septic design submitted to the Spokane Regional Health District, with the house and shop placed around the approved drain field and well site.
  3. Well, power request, driveway. The well gets drilled early so its yield is known, the power request goes in, and the driveway gets built to carry trucks.
  4. Permit and foundation. Building permit from Spokane County (or the City of Deer Park for a lot in town), then excavation and footings set deep enough for local frost.
  5. Build, connect, finish. Framing through finishes, utilities connected and inspected, then a final walkthrough.

What happens if the well comes in deep or slow?

The cost changes, and so might the plumbing plan. A low-yield well can often still work with storage and a pump sized to match.

Should we build in town or out on a parcel?

A city lot means sewer, water, and a short site-work list. A county parcel means space, a shop, and privacy, with well, septic, power, and driveway on your ledger. We'll lay the site costs side by side.

Can the shop go up before the house?

Some owners want it first. Whether the county allows a shop ahead of a house depends on the parcel's zoning and the use, so we check before planning around it.

Can our septic handle a bedroom we might add later?

Systems are sized to the bedroom count on the permit. If you plan to finish a lower-level bedroom someday, size the septic for it now. Expanding a drain field later is a much bigger job.

Do you handle the health district side?

We coordinate it. A septic designer does the soil work and design, and we make sure their approved layout, the well location, and our site plan agree before anything gets dug.
