Coeur d'Alene is wetter and snowier than Spokane, and the lake makes it worse for the walls that face it. Wind coming off open water carries rain sideways, so a lakeside wall takes moisture a Spokane wall never sees — driven into every joint and trim gap instead of running down the face. Then the shoulder seasons freeze that moisture and thaw it, over and over, and the joints that took the water are the joints that open up.

Lake Exposure Changes the Spec

On a lake-adjacent home, the wall facing the water is a different engineering problem than the other three. Wind-driven rain gets pushed upward under lap edges and into butt joints, so flashing details that pass code on a sheltered lot aren't enough here — we tighten joint placement, flash every penetration, and detail the weather barrier on that elevation as if it were a roof. Fiber cement earns its keep on these walls: it doesn't swell when a joint takes water the way hardboard and wood do, and the ColorPlus factory finish doesn't peel where spray keeps the surface wet.

Snow is the other local number. Coeur d'Alene catches more of it than Spokane, and it sits deeper and longer against the bottom of the wall. The lowest courses spend weeks in contact with a snowbank, so Hardie's ground-clearance requirement becomes the detail that decides how the wall looks in ten years. We hold those clearances even where grade makes it inconvenient — buried siding is the most common failure we tear off here.

One more thing the ponderosas contribute: woodpeckers. They drill wood and hardboard siding all over the tree-covered neighborhoods, and the holes let water into the sheathing. They don't drill fiber cement.

Bungalows Downtown, Custom Homes on the Water

The re-side conversation splits by neighborhood. Downtown and midtown bungalows mostly carry original wood siding under generations of paint. Some of it is worth keeping and repairing; a lot of it is past that, with rot at the sills and window heads from decades of wet winters. On those homes we quote tear-off with a rot contingency in writing, because pre-war walls in a wet town always hide something.

Lake-adjacent custom homes and the established streets around Fernan are where fiber cement dominates, and where second-home owners change the math. If you're at the house one week a month, siding that needs repainting or seasonal caulk-chasing is a liability. Most of our vacation-home clients land on Hardie with ColorPlus for exactly that reason — the finish is baked on at the factory, and the maintenance list shrinks to a rinse. North-side newer construction mostly needs correction work: builder-grade installs with missing kick-out flashing that show up as streaks after a few winters.
