Dalton Gardens never had a production builder roll through it. The city is a grid of former garden and orchard tracts wedged between Coeur d'Alene and Hayden, kept deliberately low-density by its own small city government, and the houses on those acre lots went up one at a time — a custom ranch in 1964, another in 1972, another in 1983, each framed and sided by whoever the owner hired that year. Nothing builder-grade exists on these streets: no tract vinyl, no repeated floor plans, no siding spec copied across forty identical houses.

That history is exactly what we see from the ladder. Most of these homes still wear their first cladding — beveled cedar, cedar shake gables, or the hardboard lap that was the workhorse product of the '70s and '80s — and after four or five decades, even siding that's been repainted faithfully is running out of road. Domex Construction re-sides these houses under Idaho contractor license RCE-66940, with crews based minutes away in the Coeur d'Alene–Post Falls corridor.

The Homes We Work On

A fifty-year-old cedar wall and a forty-year-old hardboard wall fail in different ways, and Dalton Gardens has plenty of both.

Original cedar here has usually been through six or eight paint cycles. Each cycle holds a little less time than the last, because the wood underneath keeps checking and cupping — worst on the south and west faces that take full afternoon sun. Once paint starts releasing in sheets within two or three years of application, the substrate is telling you it's done accepting coatings.

Hardboard fails from the edges inward. Butt joints and bottom courses drink water, swell, and shed their primer, and on these big irrigated lots the lower two courses often show sprinkler damage that has nothing to do with weather. Push a screwdriver into a swollen butt joint and it sinks — the board has already turned back into compressed pulp.

Because every house was framed by a different crew in a different decade, tear-off findings vary door to door — diagonal plank sheathing and no building paper on one ranch, plywood and felt in decent shape across the street. Our estimates account for what your specific walls are hiding, not a neighborhood average.

Why Long-Haul Owners End Up at Fiber Cement

Dalton Gardens homeowners tend to stay. People move into these acre lots and improve the house for twenty or thirty years instead of trading up, which changes the siding math completely. A cladding decision that has to survive three more decades of your ownership — not just look good for a listing photo — favors the material that asks the least of you over that span.

For most of these houses, that's James Hardie fiber cement. It doesn't absorb meltwater, doesn't move through freeze-thaw cycling, and holds a ColorPlus factory finish far longer than site-applied paint survives on old wood. Domex is a James Hardie Preferred Contractor, which means the flashing, clearance, and fastening details go in to Hardie's spec — the difference between a 30-year wall and a 15-year one is almost entirely in those details.

Some owners want the deep grain of real wood back, and LP SmartSide answers that: engineered wood with a heavy cedar texture, sold in long lengths that suit the low, wide rooflines of a rambler — fewer butt joints across a sixty-foot wall.

Mature Trees Change the Moisture Picture

Half a century of landscaping is now full-grown. The pines, maples, and fruit trees that came with these garden tracts throw deep shade on north and east walls, and shaded siding dries slowly — frost lingers on it through winter mornings, and spring rain sits on it for days. Those are the walls where we find peeling paint, moss at the bottom courses, and the softest hardboard.

Tree litter compounds it. Needles pack in behind trim boards and along horizontal ledges, holding dampness against end grain and cut edges — the exact places wood-based sidings are most vulnerable.

Then come the woodpeckers. Flickers work the quiet, tree-facing walls of Dalton Gardens every spring, and they target cedar and softened hardboard almost exclusively. If you've patched the same gable twice, you already know the pattern. They leave fiber cement alone — a genuinely local argument for Hardie that has nothing to do with marketing.

Five Steps From First Walk to Final Walkthrough

  1. On-site estimate. We walk all four walls, probe suspect spots, check sprinkler throw and tree shade, and talk through material options against how long you plan to own the house. Free, no obligation.
  2. Written spec. Product line, color, trim profile, flashing approach, and how hidden rot gets priced — in writing before you sign.
  3. Permit. Dalton Gardens runs its own permitting through the City of Dalton Gardens — we file and manage it.
  4. Tear-off and wall correction. Old cladding off, sheathing repaired where probing predicted, house wrap and flashing installed to current standards your 1970s builder never had.
  5. Installation and cleanup. Siding hung to manufacturer spec, penetrations sealed, magnet sweep of the lawn — a real concern on an acre where kids and mowers roam — and a slow final lap of the house with you.

Where a Re-Side Budget Actually Goes

We price after the walkthrough, not from a formula, but the variables are predictable. Wall area sets the base, and an acre-lot rancher is deceptive: single-story walls are easy to reach, but the footprint is long, so there's more linear footage of siding, trim, and flashing than the house's height suggests. Rot repair is the swing item — cedar houses generally hide less than hardboard houses. Trim complexity, window count, and chimney chases add detail hours. Material tier moves the number in the direction you'd expect, vinyl to LP to Hardie. Detached shops and garages, common on these lots, are cheapest to match during the same mobilization.

How the Calendar Works

Single-story ranches move fast once material is on site — no full scaffold builds, no second-story staging — so most Dalton Gardens re-sides wrap inside two weeks, sized to the house and what tear-off reveals. Summer and early fall book earliest; spring estimates get first pick of installation slots. Cold-weather installs are workable; only the finish caulking and touch-up paint have to wait for warm-enough days. City inspections are scheduled by us at the stages the permit calls for.

Dalton Gardens Siding FAQs

Do I need a permit to re-side in Dalton Gardens?

Dalton Gardens is its own municipality, so the permit goes through the City of Dalton Gardens rather than Coeur d'Alene or Kootenai County. We take care of the paperwork and inspection scheduling.

Can new siding keep the cedar look of my original house?

Yes. Hardie's cedarmill texture and LP SmartSide's deeper grain both read as wood from the street, and LP's long boards suit the wide walls of a rambler. We bring samples to the estimate so you can judge against your existing cedar.

Will replacing the siding actually stop the woodpecker damage?

On fiber cement, effectively yes — flickers have no interest in it. On new engineered wood the risk is far lower than on your softened hardboard but not zero on heavily treed lots. We'll be straight about the difference on your specific walls.

Is one more paint job a reasonable alternative?

Sometimes. If the cedar substrate is still sound and paint is failing from age rather than wood movement, a quality repaint buys years. If coatings are releasing within two or three seasons, you're paying repeatedly for a surface that can't hold them — that money belongs in siding.

How much rot should I expect at tear-off?

On hardboard homes, expect some at bottom courses, butt joints, and behind trim — sprinkler-side walls most of all. Our specs put rot-repair terms in writing up front so discoveries change the scope transparently, not the trust.

Can you side my shop or detached garage at the same time?

Yes, and it's the economical time to do it — one permit process, one mobilization, one color batch so the buildings actually match.

Do you replace fascia, soffit, and gutters during a re-side?

Fascia and soffit, yes — they're usually the same vintage as the siding and it's poor practice to wrap new walls into failing trim. Gutter coordination we'll scope case by case.

Is vinyl worth considering here?

It's the budget path and we install it well, but on homes owners hold for decades, thinner cladding shows its limits. We'd rather price all three tiers and let you compare.
