Drive south out of Pinehurst along Pine Creek and the parcels start getting bigger fast. Town lots give way to parcels measured in acres of timber, a creek somewhere down the slope, and a gravel road that the county plows when it gets to it. That's where most of the new-house calls from the west end of the Silver Valley come from: people who want room, trees, and a shop, and who are about to find out that the house is only part of what they're buying.

Water, Septic, and Power Come First

A parcel up the drainage has no city services, and the order you settle them in decides where the house can go.

Septic sets the site. Panhandle Health District evaluates the soil with test holes before approving a system, and the drainfield (plus the room it needs for a future replacement area) often claims the best-draining, gentlest ground on the property. We'd rather know where that is before you fall in love with a house spot.

The well is its own permit. Well drilling in Idaho runs through the Idaho Department of Water Resources and a licensed driller. Depth and yield vary from one side of a drainage to the other, so the budget carries a realistic allowance until the well is drilled and tested. The well also has to keep its required separation from the septic system, which is one more reason those two get placed together.

Power may be a long way off. Bringing service in from the road can be a substantial line item on a deep lot, and the route usually follows the driveway.

On the valley floor near town, parts of the west end fall inside Panhandle Health District's Institutional Controls Program for mining-era soils, which adds a soil-disturbance permit to any excavation. Up the drainage that may or may not apply, so we confirm your parcel's status with the district early.

A House the Forest Can Burn Around

Timber is why people build up Pine Creek, and it's also the biggest risk to what they build. A wildfire rarely takes a house by walking through the front door. Embers blow ahead of the flames, lodge in a vent, a gutter full of needles, or the gap under a deck, and the house catches from the outside in. So we design the exterior to give embers nowhere to land.

That starts with the envelope, which is the trade Domex grew up in. James Hardie fiber cement siding doesn't burn the way wood or vinyl does, and it holds up to the wet, shaded winters in a creek drainage; our Pinehurst siding page goes into how it handles damp walls. From there:

• A metal or Class A rated roof with simple lines and few valleys where needles pile up.
• Ember-resistant vents at soffits, gables, and the crawlspace.
• Boxed eaves instead of open rafter tails.
• Decks framed so debris can't collect under them, or enclosed at the base.
• A cleared zone around the house planned into the site work: trees thinned, ladder fuels cut, and no firewood stacked against the siding.

The Driveway Is Part of the Budget

On acreage the driveway carries the concrete trucks, the lumber delivery, a fire engine on its worst day, and your own truck every January morning. A steep, narrow track that's fine for a pickup in August can stop a loaded ready-mix truck cold. We look at grade, width, turnouts, and a turnaround near the house, plus culverts where the road crosses a draw, because water running down a driveway will take it apart in one spring. The county will also want a proper approach where your driveway meets its road. It's rarely the exciting part of the build, but it's often the first thing that has to be finished.

Building on Raw Ground Up the Drainage

1. Land walk before or after you buy. Slope, timber, soil, access, where the septic and well can realistically go, and whether the ICP boundary touches the parcel.
2. Site plan first, then the house. Septic evaluation, well location, driveway route, and defensible space mapped, then the house designed or your plans adapted to fit.
3. Stack the approvals. Panhandle Health District for septic (and ICP if it applies), a well permit through the state, Shoshone County for the building permit, and a road approach.
4. Site work. Clearing, driveway, power, well, septic, and excavation, sequenced so trucks can reach the pad.
5. Build the house and the shop. Framing through finish with a fire-resistant exterior, and any outbuilding on the same site plan.
