Drive out of Colfax in any direction and the ground rolls away in smooth, steep hills of wind-laid silt. That loess grows some of the best dryland wheat anywhere, and if you strip the crop off it for a building site, one spring thunderstorm can carry a surprising amount of it into the next draw. Pick a hilltop and you get the view and the full wind. Pick a draw and you get shelter, cold air pooling on still nights, and runoff from every field above you. Pick the flats along the Palouse River and you may be picking a flood.

Picking a Homesite Out of a Wheat Field

Most rural builds near Colfax start with a few acres split off farm ground, and where exactly on those acres the house goes is the biggest decision you'll make. We walk it with you and look at:

  • Slope and exposure. A shoulder a little way down from a ridge often gets the view with less wind than the crest. A south-facing slope dries out and melts off sooner in spring.
  • What's uphill. A field above the homesite sends its snowmelt and storm runoff straight through your yard. Siting to one side of a draw, or intercepting that water with a swale, beats fighting it at the foundation.
  • Where the snow goes. Wind scours snow off the tops of Palouse hills and dumps it on the lee side, which is how cut roads fill in overnight. A driveway laid along the drift side can be buried when you most need it.
  • Driveway grade. Silt roads rut when wet. A drive that climbs the hill needs base rock, crown, ditches, and culverts, and it has to carry a concrete truck in April.
  • Septic and well. Whitman County Public Health reviews the soil evaluation, septic design, and well. The drainfield needs its own suitable ground, and on a sloping site it competes with the house and driveway for the best spot, so we lay all three out together.

Keeping Loess on the Hill

Palouse silt is easy to dig and easy to lose. Dry, it stands up in a cut bank. Wet and bare, it slumps and washes. So erosion control goes in before the first cut, not after the first rain: silt fence along the downhill edge, straw wattles across long disturbed slopes, a gravel construction entrance so trucks don't track mud onto the county road, and topsoil stripped and stockpiled for the final grade. Once grading is done, bare ground gets seeded or strawed quickly, because silt left open through a spring melt over frozen ground doesn't stay put.

The foundation needs the same respect. Footings go on undisturbed soil or on fill placed and compacted in lifts, never on loose spoil pushed over the edge of a cut. On steeper sites we bring in an engineer, and a soils report when the ground calls for it. Sidehill sites often suit a walkout basement, with the house stepping down the grade instead of fighting it, and a covered deck on the downhill side (the kind our deck crews in Colfax build on steep ground) can take the place of a flat yard. Roof water goes into gutters and tightlines carried well downhill, never dumped at the corners, and the grade gets shaped so surface water runs around the house instead of into it.

Stay Off the River Flats

The level ground along the Palouse River is tempting. It's flat, it's close to town, and building on a slope costs more. But the canyon has flooded before, and it will again. Before we price any low parcel, we check the mapped flood zone and the floodplain rules administered by the City of Colfax or Whitman County, depending on where the lot sits. A mapped floodplain brings elevation requirements, extra review, and flood insurance questions. Our advice on most of those lots is simple: build higher on the parcel, or buy a different one.

From Wheat Field to Keys in Whitman County

  1. Site walk. Slope, drainage from above, drift patterns, driveway route, and flood maps for any low ground.
  2. Soils, septic, and well. Soil evaluation and septic design through Whitman County Public Health, well siting, and an engineer where slope or soil calls for one.

Yes, if it's treated right. Undisturbed loess carries a house well. Trouble comes from building on loose fill, letting water soak the soil at the footings, or leaving slopes bare.

Can I build on the flat land near the river?

Sometimes, but check the flood maps first. If the lot is in a mapped floodplain, expect extra requirements and insurance costs. Higher ground on the same parcel is almost always the better choice.

Who approves septic outside Colfax?
